Here are some interesting finds from a few of our most recent home inspections!
Improper or poor deck construction practices can lead to failure of the deck and possible bodily harm. This can also indicate that the deck was not built by a qualified contractor or properly permitted.
Water in ducts can lead to possible fungal growth issues within the HVAC system and this can also effect the air quality that is circulating throughout the home.
When wood rot and/or fungal growth is present this is typically the result of excessive moisture content throughout the crawlspace. This can greatly reduce the strenght of the floor system over time and also attract wood destroying insects.
Poor or improper plumbing practices can result in drainage or venting issues and/or possible leak issues which can also result in damage to surrounding building components.
Open cracking and/or displacement to exterior walls can indicate possible movement of the soil below affected areas. This can result in significant or costly repairs.
When corroson is present at plumbing connections for the water heater this is typically the result of dissimiliar metals that are in direct contact with each other without using a proper dielectric fitting.
Example: Infrared thermal imaging camera was used to determine if there was an active leak within the walls that could not be seen with the naked eye or during a non-intrusive inspection.
In the early 2000's, during the beginning years of Pex plumbing supply lines there were certain manufacturers that were involved in a class action lawsuit. This was due to their fittings becoming prematurely defective and resulting in leaks and/or extensive property damage over time.
